New electrical safety rules have been introduced to ensure protection to private tenants. The new UK electrical safety standards are designed to strengthen safety practices and bring in line with those already well-established within gas safety regulations in private residential tenancies. The regulation will come into effect from 1st July 2020 to new tenancies and 21st April 2021 to tenancies already in existence
The proposal aims to ensure all electrical wiring and fixed electrical installations are signed off and reported by a qualified electrician. Should the electrician highlight any issues in the report, the landlord must then remedy the issue within 28 days. Alternatively, they could face a fine of up to £30,000.
The government has issued new guidance that explains how the UK Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 will affect landlords, tenants, and local authorities.
And to help support the buy-to-let industry, the National Association of Professional Inspectors and Testers (NAPIT) has offered detailed guidance on these new regulations to both landlords and its members.
NAPIT is also offering support to landlord associations, letting agents and local authorities in their understanding of the new regulations during this adjustment period. This support is offered through the likes of webinars, articles and direct response to queries.
